In the concrete jungle of Manhattan stands a paragon of green,
the New Hearst Tower, 90% of its steel is recycled.
It uses 26% less energy and 10% less water than a conventional office building.
It rises from the original Hearst building’s historic facade.
“We looked at this as a home renovation.”
Sustainability director Ryan Shwagle says it begins with natural light
that makes workers more productive.

“Everyone has a great view at the Hearst Tower.”
Light pours in where Esquire, House Beautiful and Cosmopolitan are produced.
The stylish desks with closet and mirror are made from sustainable wood,
enough to make any Cosmo girl green.
But Lynn Gajulo’s favorite thing is the filtered fresh air inside.
“When you work in a conventional office,
it’s either too hot or too cold.
Over here, the air quality is amazing.”

“We call this feature here Ice Falls.
And it was designed with rain water.”
Water that helps cool the building.
This is one of 1000 green buildings certified by the US Green Building Council.
And 6,000 more are under construction across the country.

It’s not just where you work, but how you get there.
Google buses 1,200 employees to its California campus daily.
It offers a $5,000 rebate for hybrid cars.
And it’s powered in part by some 9,000 solar panels, the largest corporate installation in the country.
Going green, helping the bottom line and office environment.
